布里斯班是澳洲租房最”便宜”的大城市，但这个便宜是相对的。昆士兰大学（UQ）St Lucia Campus周边的租房成本比悉尼低30%，比墨尔本低15-20%，但区域选择直接决定你的生活质量。
St Lucia Campus周边，为什么学生都逃离St Lucia本身？
UQ St Lucia在布里斯班西郊，被River Brisbane围绕，校园漂亮得像度假村。但St Lucia suburb本身$280-350/周的rent，却是留学生的真实噩梦：周边只有学生apartment和麦当劳，下午5点街道empty，周末nightlife完全没有。
Toowong是St Lucia北边隔一个river，stepping stone到Fortitude Valley。$270-340/周的rent虽然不便宜，但Toowong本身有supermarket、医疗诊所、咖啡馆，生活像actual suburb而不是student ghetto。乘ferry或tram 8分钟到UQ，summer沿river walk很舒服。Indooroopilly（“Indy”）在Toowong更西边，$250-320/周，离校园远点（15分钟公交），但rent最便宜，学生share house特别多。Auchenflower（$280-340/周）在Indooroopilly和Toowong之间，被本地人誉为”最comfortable suburb”，有Auchenflower shops mall。
West End是布里斯班最有”culture”的suburb，南边靠近South Bank，$290-360/周，有Camden Valley Lane的vintage shops、Ethiopian restaurants、bookstores。距离St Lucia远点（ferry 12分钟，或tram 20分钟），但social life爽很多。Fortitude Valley（$300-380/周）在布里斯班city中心北边，nightlife最good，但rent贵，离UQ远（30分钟公交）。
St Lucia Campus的实际通勤选项
从St Lucia坐公交到UQ有三个main route：City Hopper free ferry（最scenic，15分钟），tram沿river（20分钟），或者bus（15-25分钟取决于suburb）。ferry很多学生喜欢，不仅为了交通，summer的风景和早上的quiet river walk很值。但winter ferry sometimes有delay。tram更reliable，tram card可以offline买weekly pass（$48.50/周）。bus车次多但常堵车。
如果你没有car，select suburb时public transport reliability很critical。Toowong和Auchenflower的tram或ferry access最好。Indooroopilly bus dependent，下雨时commute会拖延30分钟。Fortitude Valley ferry过Bridge，summer crowded。我们建议新生cycle到campus——Brisbane cycleways developed很好，St Lucia周边的suburb到campus大多5-15分钟bike ride。
为什么UQ学生有时候会租住Herston/Spring Hill而不是river south側？
Herston和Spring Hill在Brisbane city north，离St Lucia远（20-30分钟公交），但$240-310/周的rent引诱预算紧张的学生。Herston有UQ Herston campus（health sciences），walk to campus如果你是nursing或medicine学生。但对于St Lucia的commerce/arts/engineering学生，Herston commute太long，daily stress会大。
更sensible的budget选项是Chelmer或Graceville（$240-290/周），在Indooroopilly西边，bus 20分钟到campus，suburb本身quiet但有local shops。我们不推荐biology或marine science学生住离St Lucia太远的地方——practical classes常常下午有back-to-back sessions，commute超过20分钟会collapse你的schedule。

Domain和Realestate用法，加上Queensland RTA的bond流程
UQ学生用Domain.com.au、realestate.com.au、Flatmates.com.au租房，布里斯班市场竞争没有悉尼或墨尔本激烈，所以通常有更多时间inspection和decision。Queensland RTA（Residential Tenancies Authority）管理租房bond，网址是rta.qld.gov.au。
tips：布里斯班summer（12月-2月）是dry season，房源最多，rent也最便宜。冬天（6月）因为international students leave，房源下降30%。建议用seasonal thinking来plan move timing。Domain上搜suburb时用”schools and transport”layer看tram/bus stops确切位置。
如果房东不退bond，RTA有online dispute resolution system。Queensland的租房法律比NSW和VIC保护tenants更少，所以inspection report和lease document要特别careful。
