澳洲合租(share house)是绝大多数留学生第一年住宿选择。不同于apartments或landlord-shared situations,share house你和2-5个housemates share整个房子,kitchen和living room fully communal,隐私程度中等。这个指南覆盖从搜索到inspection到move-in的完整流程。
三个主要平台:Flatmates.com.au vs Domain.com.au vs Facebook群
Flatmates.com.au是澳洲最大的share house专属平台,user base broad,从18岁学生到40岁professionals都在这找房。filter功能强(suburb、price、move-in date、room type),但competition高——popular listings会有20+申请48小时内。
Domain.com.au是corporate real estate platform,也有”share”filter,但listings质量不一致,有些是agencies有些是individual landlords。价格往往比Flatmates贵5-10%,因为agencies管理成本。realestate.com.au类似,略更commercial。
Facebook groups是很多学生忽视的treasure——搜索”[City] Students” 或 “[University] Housing”能找到local student-run groups。这里房源通常直接从housemates来,no agency fee,rent slightly cheaper。但scam risk也higher——要verify房东actual proof of ownership。
我们建议同时用三个平台:Flatmates作为main search,Domain作为backup,Facebook作为spotting hidden gems和negotiate leverage。
搜索keywords和filter正确用法
Flatmates上搜索时,key filters:
- Suburb:list 3-5个相关suburbs(如Zetland/Kensington/Maroubra for UNSW)
- Price range:设置weekly rent上限加$50 buffer
- Move-in date:narrow to 2-week window能大幅减少listings
- Room type:区分master bedroom(usually贵$50-80)vs standard room
- Gender preference:很多houses只接受female或mixed。understand this early不要waste time。
- Furnished:Australia租房通常unfurnished,furniture有了就说provided
- Minimum lease:常见是6 or 12 months。如果你uncertain可以negotiate shorter但rent会higher
设置saved searches和email alerts。一旦新房源match你的criteria,email notification来。Best practice是early morning check emails(Sydney market最active 7-8am),联系房东request inspection。
Inspection一次看5家的安排技巧
澳洲租房inspection通常是open house format——所有candidate同时来看(不是booked one-by-one),5-10分钟看房间问问题。这意味着一个suburb可能有3-4个open houses同一时间,你要strategic plan。
Google Maps规划route before day。如果5个houses在同一suburb cluster,按地理顺序visit node by node。用drive time estimate加10分钟per house,safety buffer 5分钟。一个下午可以舒适看8-10个houses in adjacent suburbs。
Inspection checklist bring:
- Notebook记录each house address、contact person、move-in date、bond amount
- Camera拍照每个房间条件(for reference later)
- Pen签名on inspection sheet(formal procedure)
In inspection,questions ask:
- When can you move in?(对齐你的timeline)
- How many current housemates are staying?(understand turnover)
- What utilities included?(water/electricity/gas)
- Internet situation—NBN setup or need your own?
- Parking available?
- House rules存在的content?

与housemates和房东谈判
share house租赁通常有两种structure:
- Landlord-based:房东拥有房子,你和housemates都和房东签lease
- Sitting tenant:其中一个housemate是leaseholder,其他人和他/她informal agreement租房间
Landlord-based安全一些(formal lease protection),但sitting tenant模式cheaper rental fee(because leaseholder negotiate directly with landlord)。如果选sitting tenant model,request written agreement email from leaseholder covering rent、bond、responsibilities,虽然不法律绑定但provide paper trail。
谈判tips:
- 如果你prepared move-in very soon,negotiate lower rent(landlord prefer quick fill)
- 如果lease flexible(not lock into 12个月),offer take longer term lower rent
- 如果房子multiple bedrooms empty,suggest bringing more housemates as leverage to lower rent
- Never agree rent if utilities cost unclear。问房东上个季度electricity和gas bill大概多少。
Rent付款方式:澳洲通常weekly或fortnightly transfer到房东bank account。不建议cash(no paper trail)除非rental very informal。

Scam warning:如果房东要求pre-payment或bond before inspection,红旗。Legitimate listings inspection first,然后decision。如果房东insist deposit before你看房,decline。

决策流程和Move-in前的准备
找到房子offer accepted后(confirmation email from landlord),接下来:
